Terms and Conditions for Air Bnb Guests

Welcome to our owner-occupied single-level 4-bedroom residence "Te Whare Manuhiri" in Lincoln, Canterbury, New Zealand. Please read the following terms and conditions carefully, as they constitute an agreement between you, the guest, and us, the hosts.

House Rules

● We are delighted to welcome guests to our home Te Whare Manuhiri Guest House in Lincoln, Canterbury.
● This is a place of Rest, Relaxation and Healing.
● To ensure a comfortable and enjoyable stay for all, we have established the following House Rules for the use of the two guest bedrooms and shared amenities in our single-level, owner-occupied residence.

Guest Bedrooms (Occupancy)

● Guest Bedrooms are Charged Separately and designed to accommodate a Maximum of Two Guests per room. Please ensure that the number of occupants does not exceed this limit to maintain comfort and safety.
● Bed 2 can accommodate an extra single bed if required. Please advise before arrival.
● We can arrange Infant accessories such as Car seats, Child restraints, Baby buggies / strollers via Baby on the Move.

Check-In and Check-Out

● Check-In Time: from 2pm – early check-in / bag drop by arrangement.
● Check-Out Time: 10am – late check-out by arrangement.

Should you require an early check-in or late check-out, please inform us in advance, and we will do our best to accommodate your request. (may incur extra charge $)

Housekeeping

● Housekeeping services will be provided before you arrive to ensure that the Guest rooms are clean and well-maintained ready for your enjoyment. Please inform us if you require additional services or have any specific requests during your stay.

Shared Amenities

● Kitchen: Guests are welcome to use the kitchen for meal preparation. We kindly ask that you clean up after yourselves and respect the shared nature of this space.

● Living Room: The living room is available for guest use. Please be considerate of other occupants and keep noise levels to a minimum, especially during late hours.

● Bathroom & Toilet: The shared Bathroom and separate Toilet are equipped with essential toiletries and cleaning products. Please ensure that the bathroom is kept clean and tidy at all times for the next user. (Additional cleaning services may incur extra charge.)

● Outdoor Areas: Guests are welcome to enjoy the outdoor areas, including the gardens, lawns and patio. Please ensure that these areas are used responsibly and left free of rubbish and in good condition.

General Rules

Shared Facilities

Guests are welcome to use the shared facilities, including the kitchen, living areas, and outdoor spaces. Please be considerate of other guests and hosts by keeping these areas clean and tidy.

Parking

On-site parking is available for guests. Please use the designated parking spaces and avoid parking in front of the garage, as it is reserved for the Hosts' use only.

Guest Dedicated Spaces

Guests have dedicated spaces within the residence, including their private bedroom, guest toilet and guest bathroom. Please respect the privacy and space of other guests.

Private Host Spaces

Certain areas of the residence are reserved for the private use of your Hosts. These areas will be clearly marked, and we kindly ask that guests refrain from entering these spaces.

Smoking

Smoking is strictly prohibited inside the residence. Guests may vape or smoke in designated outdoor areas only away from windows and doors. Please be mindful of other guests and use designated ashtrays provided.

Cleanup of Smoker butts and room smells will incur extra charge.

Optional Extras

We offer a variety of optional extras to enhance your stay. These extras must be selected at the time of booking and prepaid to guarantee availability. Payment for optional extras can be made via Cash, EFTPOS, Stripe or Direct Debit.

Noise Levels

Please be mindful of noise levels, especially during late hours, to ensure a peaceful environment for all occupants.

Security

Guests are responsible for securing their personal belongings. The owner is not liable for any loss or damage to guest property.

Pets

We welcome dogs at our fully fenced property. Our resident German Shepherd, Tui, is friendly, child-loving, house-trained, chipped and fully vaccinated. She enjoys playing with anyone willing to toss a ball.

You can bring 1 dog only that must be sociable, non-aggresive, registered and fully vaccinated, but please follow these rules:

This is Tui's home and territory. A brief introduction between the dogs will be conducted upon arrival to ensure compatibility. Separation gates and night kennel is available if needed.

● Restrictions: Dogs are not allowed in guest bedrooms or shared indoor areas to maintain comfort for all guests.
● Dog can exercise off leash within property however must not be left unattended.
● Cleaning: Dog waste must be picked up and disposed to Green Waste Bin. If your dog is house-trained, please clean up any messes and inform your host.
